Where does Urban Spaces Ghana operate?
We focus on Greater Accra — primarily Cantonments, Airport Residential, East and West Legon, Labone, Tse Addo, Spintex, Teshie and Nungua. We also handle off-market introductions in Tema and along the eastern corridor for the right brief.

Are you licensed?
Yes. We operate under the Real Estate Agency Act, 2020 (Act 1047) and our team is registered with the Real Estate Agency Council (REAC). You can verify any Ghanaian brokerage or agent at reac.gov.gh/licence.

What services do you offer?
Residential sales and leasing, commercial brokerage, property management, and investment advisory for individuals and family offices considering Greater Accra real estate.

Do you charge buyers or tenants?
For residential rentals we typically charge the standard one-month commission, paid by the tenant. For sales, commission is paid by the seller. We disclose all fees in writing before you commit.

Why are some prices listed in USD as well as GHS?
Premium Accra sales and long leases are commonly quoted in USD to hedge against cedi volatility. Where landlords accept GHS, we quote both. Our currency converter on each listing uses an indicative rate — settlement rate is agreed at offer.

How do I verify a property's title before buying?
We run an official search at the Lands Commission and review the site plan, indenture and land-use designation. For leasehold properties we confirm the unexpired term. We never recommend exchanging funds before a clean search report.

Can foreigners buy property in Ghana?
Non-Ghanaians cannot hold freehold land but can hold leasehold interests of up to 50 years (renewable). Apartments and gated-community units are typically structured as long leases and are fully accessible to foreign buyers.

Do you work with international buyers and the diaspora?
Yes. A large share of our clients are Ghanaians abroad and international investors. We handle remote viewings, video walk-throughs, and can coordinate with your lawyer or family member on the ground.

What's the typical timeline for a sale?
From offer to completion, expect 6–12 weeks for a clean leasehold transaction — longer if title needs perfecting at the Lands Commission. Rentals usually close within 1–2 weeks.

How do you screen tenants?
We collect ID, proof of income or employer/business reference, and prior landlord references where available. For corporate lets we contract directly with the company.

Do you offer property management?
Yes — for landlords abroad or with multiple units we handle rent collection, routine maintenance, statutory bills and annual condition reports for a transparent monthly fee.
